Professional Home Inspection Services with Simple Pricing

At MLZ Inspection Services, we believe that getting a home inspection should be simple and affordable. Our pricing is based on the age and square footage of the property, with an additional fee for a separate building on the same lot. That's it. There are no additional fees for add-ons. You get a quality home inspection and save money at the same time.

A pool/spa inspection or irrigation inspection is performed is they are present on the property. The use of specialized tools, such as a thermal imaging camera or a drone, are at the inspector's discretion.

If there are any indications that a specialized inspection should be performed, such as a termite inspection (WDI), testing for lead, air quality testing, etc — then we will recommend an assessment from an appropriately qualified professional.

Pre-Purchase (Buyer's) Home Inspections from MLZ Inspection Services

Pre-Purchase (Buyer's) Home Inspection

Purchasing a new home also means buying that home's problems. With a pre-purchase home inspection you can see exactly what you're buying. Problems discovered during the inspection could allow you to renegotiate to offset the costs of repairs — potentially saving you thousands of dollars. We'll even help you become familiar with the property.

Pre-Listing (Seller's) Home Inspections from MLZ Inspection Services

Pre-Listing (Seller's) Home Inspection

Sometimes selling your home can be just as much of a roller coaster as buying one. Getting a pre-listing home inspection can help ensure a quick and smooth transaction. You can enter the selling process with confidence that there won't be any unpleasant surprises. You'll also avoid delays, which could last for weeks or even months.

Multi-Phase New Construction Home Inspections from MLZ Inspection Services

Multi-Phase New Construction Inspections

Are you building your dream home? We offer Multi-Phase Inspections on new constructions to ensure that your brand new home is built properly. Because multi-phase inspections occur before the foundation has been poured, before the walls have been covered, and again at the final stage, we can help you prevent major problems that may otherwise go unnoticed until well after the builder's warranty has expired.

Commercial Building Inspections

Protect your business with a commercial building inspection. We offer inspections on many commercial properties such as apartment buildings, industrial buildings, office buildings, retail spaces, restaurants, and more.

We'll uncover valuable information regarding the structure and foundation, roof, electrical, plumbing, HVAC, pavement systems, and so on.

Pool and spa inspection services from MLZ Inspection Services

Pool & Spa Inspections

If a pool or spa is present on the property, and it is accessible/operable, then we will perform a pool/spa inspection. While these features are highly sought after, they can also be very expensive to maintain and repair. A pool & spa inspection includes checking the pool's structure, safety features, equipment, as well as the surrounding deck.

Lawn irrigation system inspections from MLZ Inspection Services

Irrigation System Inspections

If the property has a lawn irrigation system (sprinkler system), then we will inspect is and include our findings in the report. This is a visual inspection of the controllers, connections and valves, exposed lines, and sprinkler heads to ensure that everything is working properly. Damaged or leaking irrigation systems can have high replacement or repair costs, and can significantly increase your water bill.

Multi-unit housing inspection services from MLZ Inspection Services

Multi-Unit Housing Inspections

Looking to buy an investment property with up to four separate units? We'll show you the current state of the property along with any needed repairs. The items covered in a multi-unit inspection are similar to a standard home inspection, with pricing depending on the size of the property. Get in touch with us for more information.

Thermal imaging home inspection services from MLZ Inspection Services

Thermal Imaging

A home inspection is limited to what the inspector can see. Thermal imaging (infrared) gives us a whole new way of seeing, and can detect problems that are invisible using more conventional methods. Thermal imaging is great for detecting moisture issues, electrical problems, and even areas where energy loss is occurring.

The addition of thermal imaging is at the discretion of the inspector.
FAA certified drone inspection services from MLZ Inspection Services

FAA Certified Drone Inspections

We're licensed (FAA 107 UAS) to operate remote-controlled drones, allowing us to get a better look at certain hard-to-reach areas of your home, particularly the roof. Using an aerial vehicle with a camera gives us a much better view than with a ladder, and from multiple angles. All while keeping your roof safe from any accidental damage.

Whether or not a drone is used is at the discretion of the inspector.

A Standard Home Inspection Includes:

Interior

Exterior

Do you have unanswered questions? Or are you ready to schedule your inspection? Either way, we look forward to hearing from you.
